General Description

  • This modern 4-bedroom house is situated within a secure, private domaine close to the lovely old village of Biot, and has a swimming pool and tennis.
  • The house is approximately 200 sq metres and comprises of a large living/dining room, a very modern kitchen, 4 bedrooms, 3 shower rooms, a TV room, utility room, enclosed courtyard, a terrace, gardens and parking.
  • The house is in a quiet location adjacent to the golf course in Biot, and walking distance to the village. It is just 3 kms from the beach and is conveniently placed between Cannes and Nice.
  • It has a maximum occupancy of 8 people and would be perfect for a group of friends or 2 families holidaying together.

The Local Area

  • Local shops, restaurants, a boulangerie and a supermarket can be found approximately 1km away. The charming old hilltop village of Biot is just 2kms away and offers an array of gift shops, cafes and restaurants. The town of Antibes is also very close by for a greater selection.
  • Local markets are also held in the village.
  • Sporting activities in the area are abundant– there is a beautiful golf course adjacent to the house, tennis and volleyball within the domaine, boules, table tennis, fishing, water sports and the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.
  • Beaches can be found just 3kms away, in and around Antibes.
  • The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!
  • Getting around is easy here; there are regular bus services to Antibes and along the coast, and there is a bus stop outside the residence. A car would be useful here, but not essential.
  • Sightseeing is endless; you are ideally placed between Nice and Cannes, and very close to the town of Antibes. Further inland the lovely old villages of Valbonne, St Paul de Vence and Mougins are close by. Other places of interest are The Port of Antibes, Vallauris and its potteries, the glassmakers in Biot and the hills and forests of the Alpes Maritimes region.
  • Other entertainment includes the casinos & nightlife of Cannes, boat trips, cinema, the perfumeries in Grasse, the water park at Marineland, or a day at the beach.

 

Facilities

 

  • Living room: is bright and a good size with 2 comfy leather sofas, a HI-FI and CD player.
  • Dining Room: is combined with the living area, and next to the kitchen, and has a table and 4 chairs.
  • Kitchen: is very modern with stainless steel appliances including an oven, hob, microwave, large fridge, freezer and dishwasher. The kitchen is very well equipped for cooking and dining.
  • Utility room: is outside from the house and has a washing machine, iron and ironing board. There are also 3 bicycles for use during your stay.
  • Bedrooms: there are 4 bedrooms in total. On the basement level there is a bedroom with a double bed and a bedroom with twin single beds. On the first floor there is a master bedroom with a raised double bed and another bedroom with twin beds. The first floor bedrooms both have sliding doors out onto balconies.
  • Bathrooms: there are 3 shower rooms in total. On the basement level there is a shower room, with WC and washbasin, which is shared between the two bedrooms on this level.  On the first floor the master bedroom has a large shower area and washbasin, open to the bedroom. Also on the first floor, between the master bedroom and twin bedroom there is a shower room with washbasin and WC.
  • Other rooms: there is a great television room on the second floor with a sofa, TV, DVD player and a computer. This has a gallery overlooking the kitchen/dining area. Finally there is a top floor level which is not made available to renters and is a private storage for the owners.
  • Outside: at the back of the property there is an enclosed courtyard suitable for children to play in. At the front there is a large terrace, barbeque and open plan garden. On the terrace there is a magnificent stone table with 8 chairs – great for alfresco dining!  There are also 3 sunloungers for sunbathing. The large communal gardens in the centre of the domaine are ideal for children to play in. For car parking, there is one allocated space and further spaces for visitors.
  • Swimming pool: is 20x8 metres and is shared with the other houses in the domaine. There is also a small pool for young children. This area is surrounded by railings and gates to keep small children safe.
  • Internet: connection is available here via Wi-Fi.
  • Telephone: landline is available here with unlimited calls (to other landlines)
  • Baby facilities: there is a baby cot available upon request.
  • Winter heating: is charged separately and is 50 Euros per week.
  • Gas, electric, & water: are all included in the rental cost (except electricity during the winter).
  • End-of-stay cleaning: there is a charge of 80 Euros payable directly to the owners. This may be more however if the house is left in a poor state.
  • Bed & bathroom linen: are included in the rental cost.
  • Taxe de Sejour: in France, it is necessary to pay a “Taxe de Séjour” at the end of your stay. It has been included here in the rental cost.
  • Damage deposit: The owner requests a damage deposit of 1000 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.
  • Change over day: is a Saturday.
  • Long weekend stays: are possible at this property – please ask for details.
  • Pets: are not permitted at this property - sorry.
  • Smoking: is not permitted inside this property – sorry.

How To Get There

  • By Car – The roads and autoroutes in France are a pleasure, so driving can sometimes make a good alternative to flying – at least you’ll already have your car with you! From the UK you have the choice of using the ferries or the Eurotunnel for your crossing. Once in the South of France, this property can be easily accessed via the A8 autoroute.
  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 12 kilometres away. There are daily flights from the UK with British Airways, British Midland, Easyjet and Jet2.
  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice.
