General Description

 

  • This great 3 bedroom property with a private swimming pool in a charming little domaine is an ideal holiday venue for a family or friends who want a very reasonably priced holiday in one of the Cote d’Azur’s most popular areas between the villages of Valbonne and Biot.
     
  • The semi-detached property located in Biot, is very comfortably furnished with some lovely French style pieces in the dining area which will seat 8 plus.  The bedrooms have 3 double beds which can be converted to twins if required. There is one bathroom, 2 independent WC’s and a shower in one of the bedrooms with a sink. This little property is a veritable ‘tardis’, as two of the upstairs bedrooms open onto a balcony terrace with a great view of the sea in the distance. It has a small table with 3 chairs and is ideal for reading that holiday novel or sipping your gin and tonic whilst gazing across to the sea in the distance. When the mistral wind blows you can see a really clear view of the sea and if you are lucky the reflection of the Island of Corsica.  At meal time you can take your evening meal or indeed BBQ on the downstairs terrace sitting at the contemporary wicker style table and chairs. There is plenty of space for visitors outside here as well.

  • The downstairs terrace provides a lovely covered area with seating for eight, for taking breakfast, lunch or dinner. The private swimming pool which is 10x5 metres provides a nice area to sunbathe; it’s secured by a fence and lockable gate and has a Jacuzzi at one end. For those athletic swimmers amongst us it has a special current to swim against so you don’t need to do lengths!

 

  • The villa offers approximately 103 sq metres of living space, set in grounds of some 600 sq metres. The garden is small but adequate and planted with beautiful plants, flowering in the summer and early autumn. The property also has a lovely courtyard area at the front with many colourful plants and pots, ideal for sitting out in the morning sun.

 

  • The property is very conveniently situated for the little shopping area of the Ile Verte which has a boulangerie for those croissants, a large supermarket, a pharmacy, doctor, dentist and little snack restaurant which serves great pizza – all within walking distance between 0.7 and 1km.

 

  • The property is located in a great little domaine in a lovely area of Biot called Le Bois Fleuri.  If you like walking it is totally ideal as it is possible to slip straight into the forested area and start walking on some great hiking paths.  Similarly if you like tennis the domaine has a tennis court which is never really busy.  You do however have your own private pool for reclining after a hard day of activity.

 

  • The villa has a maximum occupancy of 6 people and it would be great for 3 couples or a family.
     

The Local Area

 

  • Local shops, a large super market, snack restaurant, boulangerie, pharmacy and doctors can be found between 0.7 and 1km away (just1 minute in the car). There are many restaurants in Valbonne just 5 km away or in the neighbouring villages of Roquefort les Pins, Opio or Biot.

  • Local market is held every Friday in Valbonne with fruit and vegetables and a great selection of local fair, plus anything you may want for souvenirs or ‘cool’ clothing.

  • Sporting activities, if you like to be active there is hiking literally next door to the domain and tennis within the domaine. There is also local horse riding centres in Opio, mountain biking in the Valmasque Park 20 minutes away and the area around is good for cycling.

  • Beaches can be found 9 km away in Antibes, Cannes and Mandelieu with all types of water sports available.

  • The ski stations of Valberg, Isola 2000 and Auron are between 1-2 hour’s drive away, and Greoliere 45 minutes, if you fancy a couple of days winter sports!

  • Getting around is very easy from here. You have a bus stop 1 minute from the house with inexpensive buses to Cannes. Train services from Biot station 6km away take you to Monaco and Nice (so do the buses but you’ll need to change). A car is not totally essential but would provide an easier option to explore the area.

  • Sightseeing is endless; you have Gourdon in the mountains, Chateauneuf de Grasse, St Paul de Vence, all totally different but quaint villages. You can visit Antibes to see the super yachts & Cannes for the shops. Monaco – just to see Monaco. You also have just after Nice the walk around Cap-Ferrat and the light house on the Cap.

  • Other entertainment includes shopping, the casinos & nightlife of Cannes, Juan Les Pins, boat trips to the Isles de Lerins, cinemas, wine tasting, helicopter rides or just good old relaxing on the beach!

Facilities

 

  • Entrance: a pretty entrance hall, accessed by lovely large wooden French door, also doors to a ground floor WC, a small area for the laundry and the kitchen. Steps lead down to the lounge and dining area.

  • Living room: very comfortably furnished with sofa & two chairs & coffee table in front of fireplace. There’s a large TV (International/English channels) a DVD player, radio and free access to Wi-Fi. This room is very airy as it has two sets of double French windows opening onto the ground floor terrace.

  • Dining area: included within the living room, with a lovely French style dining table & eight chairs, but space to seat 12.  There's a grand buffet sideboard which houses a very pretty dining set and cutlery.

  • Kitchen: off the entrance hall, Provencal in style and very well-equipped. With seating for 4 around a small table and equipped with electric oven, hob, dishwasher, fridge, freezer, microwave, Nespresso coffee maker, kettle & toaster. Tea towels also provided. Breakfast is often taken on the large terrace outside the front entrance, very close to the kitchen, with views over the mountains.

  • Utility: off the entrance hall, housing the washing machine.

  • Bedrooms: three in total, Provencal in style the first has 2 single beds (90x180cm) one stored beneath the other, which can also be placed together to make a king size (180x180cm). This room also has an open shower area with sink.  The second bedroom has king size bed (180x180cm) which can be split into two singles (90x180cm), a large wardrobe with shelves & hanging and a TV/DVD player.  There are French windows leading onto the upstairs terrace/balcony which has views toward the sea.  The master bedroom has a king size bed (180x180) which can also be split into two singles (90x180cm), a large wardrobe, a grand chair and lovely French windows opening onto the terrace with a table and four chairs.  The terrace is decorated with colourful pots and lovely plants and has that view down to the sea; one can even see the reflection of Corsica (normally in October) when the weather conditions are just right.

  • Bathroom: one good-sized, shared bathroom in a ‘country style’ with bath, hand-held shower & washbasin. There is an independent WC on both the ground and first floor levels. One bedroom has the shower area and basin within the room.

  • Outside: the garden of 600 metres is planted with beautiful flowers, particularly on the area surrounding the swimming pool. There is a front garden area for sitting out which is decorated with many colourful plants in pots. The upstairs terrace/balcony has a small table and four chairs and is made all the more attractive with pretty pots and flowers. The downstairs covered terrace has a contemporary wicker table & eight chairs and gas BBQ; perfect for dining ‘alfresco’! The front outside area provides parking for two cars.

  • Swimming pool: the garden leads down to a good sized private, swimming pool of 10 x 5 metres (2 metres at the deepest part). It has a small Jacuzzi area and for active swimmers, a current which you can exercise against!  It’s located just down some steps and is attractively fenced with a lockable gate.

  • Internet: connection is available here for your laptop via Wi-Fi.

  • Telephone: landline is not available, but you can always make calls through your laptop.

  • Baby facilities: it would be necessary to take your own travel cot or we can recommend a local hire company.

  • Damage deposit: the owner requests a damage deposit of 1000 Euros. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: all bed linen, bathroom towels and tea towels included in the rental cost; during a two week stay a change of bedding will be made by the cleaner at the weekend. Please note: pool towels are not included.

  • Winter heating: is charged at the rate of 60 Euros per week, paid directly to the owner.

  • Gas, electric & water: normal summer usage is included in the rental cost.

  • End-of-stay cleaning: is included in the rental cost.

  • Taxe de Séjour: for this property the owner has included it in the rental cost.

  • Change over day: normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: possible here on request - please ask for details.

  • Pets: permitted here upon request - please ask for details.

  • Smoking: not permitted inside this property, however outside on terrace with ash tray is OK. (Caution – the summer months are very dry so must use ash tray and ensure cigarette butts are not still ignited on disposal).

How To Get There

 

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport –approximately 14 km away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Biot approx 7km away.
