General Description

 

  • This beautifully-presented three bedroom holiday home is located very close to the charming, old hilltop village of St Jeannet, in the hills just up behind Nice-Cote d’Azur airport. It sits on the hillside and has lovely views across the gorge, with the sound of the river below.

  • The accommodation is located on a raised ground floor level (steps up) immediately below the owner’s main home. It comprises of a well-equipped kitchen/living room, three good bedrooms (one independent), two bathrooms, independent WC, large sunny dining-terrace, a further terrace and car parking. The old thick walls of this place keep it warm and cosy in the winter and nice and cool in the summer!

  • The gite is in a very peaceful countryside location, just 1km from the shops, a boulangerie and small supermarket and is 2km from the perched village of St Jeannet. The owner’s are very welcoming and discreetly on hand to help you have an enjoyable and relaxing stay.

  • If you're into rock climbing, this property is also really well placed for the ‘Baous de St-Jeannet’ (pictured in photo) for which climbers come from all over France.

  • It has a maximum occupancy of 6 people (plus babies) and would be perfect for a family or group of friends. It’s also possible to rent this property for 4 people, without the inclusion of the 3rd independent bedroom – please ask for details. (please note: the owner has concerns over small children and the swimming pool in summer, but please enquire and we shall advise you on this).

The Local Area

 

  • Local shops, boulangeries, restaurants and a small supermarket can be found just 1km away in St Jeannet centre. In addition, just 2km away there is the old perched village of St Jeannet, where you'll find a further choice of restaurants – from here you can also take in the superb views over the whole of the Cote d’Azur and down to the sea. For a wider variety of shops and restaurants the towns of Vence and Gattiere are just 5km away; and a drive down to Nice is only about half an hour.

  • Local markets are held in the old town of Vence and also in Nice. Here you can choose from an array of olives, cheese, vegetables, flowers and fresh produce. There is also an antiques market held in Nice on a Monday.

  • Sporting activities in the area are abundant– there is rock climbing, fishing, horse riding, paragliding, tennis, water sports, sailing, diving and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found just 16km away at Cagnes-sur-Mer, where the promenade has recently been renewed and is ideal for strolling, jogging, cycling, rollerblading and just generally taking in the sea views. There is also a small sailing base here offering catamarans and windsurfers.

  • The ski station of Greoliere is just 45 minutes by car plus Valberg, Isola and Auron are between 1-2 hour’s drive, if you fancy a couple of days winter sports!

  • Getting around is easy - for buses to Vence there is a stop very close by and for trains (which have a great network along the coast) the nearest station can be found 13kms away at St Laurent-du-Var. A car however is recommended here.

  • Sightseeing is endless; the nearest places of interest are the old town of Vence; the Matisse chapel in Vence; the art galleries of St Paul-de-Vence; the pretty villages of Carros and Tourettes-sur-Loup; the perched village of Gourdon; the town and perfumeries of Grasse; the city and “Promenade des Anglais” of Nice; the port of Nice; the beaches and old town of Antibes; the sea life park Marineland and water theme park Aquasplash near Antibes.

  • Other entertainment includes exploring the beautiful surrounding countryside, cinema, wine tasting, the many art galleries, watching the French ‘joie de vivre’ and boules in the square, or just good old relaxing on the terrace!

Facilities

 

  • Kitchen/living room: enter the property from the outside terrace and this room is furnished with a dining table & four chairs. It’s a well-equipped kitchen area with combi oven/microwave, small fridge with freezer compartment, full-size dishwasher, 2 plate electric hob, kettle, coffee machine & toaster. The delightful owner provides a welcome pack including things like tea, coffee, milk and wine. There are lovely views to the outside over the covered dining terrace.

  • Utility: a washing machine can be found in a cupboard in the hallway and iron and ironing board are available.

  • Bedrooms: three in total. One off the kitchen with two single beds, a wardrobe and big windows opening up over the terrace (a television (French) and DVD player can be made available in this room upon request). Another bedroom located at the other end of the property has a double bed (140cm wide) good fitted wardrobes and windows with views over the countryside. A third bedroom is actually independent from the accommodation, located up some steps, on the same level as the owner’s home – ideal for those wanting separate quarters or privacy like teenagers, grandparents or au-pair. This bedroom is furnished with a double bed (140cm) and 2 small wardrobes and also has a very large en-suite bathroom.

  • Bathrooms: two bathrooms and one independent WC. There is a stylish bathroom located in the middle of the property, with bath, handheld shower & washbasin. An independent WC is adjacent. The bedroom upstairs has a superbly appointed en-suite bathroom with a large corner bath, handheld shower, washbasin, WC & bidet and a large window opens up to give views over the surrounding countryside. Hairdryer is available.

  • Outside: there’s a fantastic large terrace leading off the kitchen which is furnished with large table & six chairs, covered with a sun canopy. The terrace is fully-enclosed and safe for children and westerly facing – ideal for sunbathing, evening drinks and taking in the views. Upstairs just outside the 3rd bedroom there’s another terrace furnished with table and two chairs – ideal for breakfast with views over the surrounding countryside. The gardens of the owner’s house surround the property and are full of Mediterranean trees & plants. For parking there is one space just outside the property and more on the road below. Please note: this part of the world is very hilly and the driveway to the house is quite steep - you can however leave your car on the quiet road below if you prefer.

  • Swimming pool: is recently installed (2011) and shared with the owners on the level above. It’s secured with alarm, 10.5 x 3.6 metres and 1.7m depth.

  • Internet: Wi-Fi connection is available here for your laptop.

  • Telephone: landline not available here.

  • Baby facilities: baby cot and high chair available upon request.

  • Damage deposit: the owner doesn’t request one however you may be asked to pay for damages.

  • Bed & bathroom linen: included in the rental cost.

  • Electric & water: both included in the rental cost.

  • Winter heating: included in the rental cost.

  • End-of-stay cleaning: included in the rental cost.

  • Taxe de Séjour: for this property it is not required.

  • Change over day: the owners are quite flexible so please enquire.

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 16 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is St Laurent-du-Var or Cagnes-sur-Mer.
