General Description

 

  • This huge, air-conditioned 3 bedroom, top-floor loft apartment is located just a stones throw from the Port of Nice, in a great location within easy walking distance of all the shops, cafes, restaurants, beaches, old town and train.

  • Totally refurbished in 2008, the apartment is approximately 125 sq metres in size and located on a 4th floor (without lift). It comprises of a huge living/dining room, modern open-plan kitchen, three bedrooms, a dressing room/study, two bathrooms, independent WC, balconies front and rear and air-conditioning throughout.

  • On the street below, just stroll a few metres and you'll find yourself in the old Port of Nice where you can admire the yachts or take a stroll along the Promenade des Anglais. Alternatively, wander up into the old town or admire the views from the Château of Nice. The apartment is also ideally placed to visit the neighbouring towns of Villefranche & Beaulieu-sur-Mer, Cap Ferrat and Monaco.

  • It has a maximum occupancy of 8 people (plus babies) and would be perfect for a family, group of friends or business travellers (not ideal for the elderly, infirm or small children).

The Local Area

 

  • Local shops, boulangeries, supermarkets and restaurants can all be found in abundance on your doorstep! You have a great selection of restaurants to choose from, all around the port area and in the nearby 'old town’ of Nice. There is also a good choice of shopping in the department stores, designer shops and gift shops of Nice.

  • Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town and offers an array of olives, flowers and fresh produce. There is also a super antiques market held here on a Monday.

  • Sporting activities in the area are abundant– there is sailing (club nautique), diving, fishing, water sports, jogging, tennis, rollerblading along the Promenade des Anglais and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found just 5 minutes walk away at ‘Coco Beach’ and also right along the promenade of Nice. From here you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’.

  • The ski stations of Greolieres, Valberg, Isola and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

  • Getting around is very easy from here. There are many bus and train services, which have a great network along the coast and further inland. You can take the bus from the port to the neighbouring towns of Villefranche, Beaulieu, Monaco and Menton. The main train station is also less than a 10 minute walk. A car is really not necessary here.

  • Sightseeing is endless; there is the historical old town of Nice; the restaurants and yachts in the port; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

  • Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!

Facilities

 

  • Living/dining room: is where you enter the apartment and is very bright and spacious, with high ceilings and stylish furnishings, comfortable seating on a sofa bed, armchairs and small chaise longue. There’s a flat screen television (International channels), Hi-Fi and DVD player and French doors leading out to balconies with reaching views. The dining area adjacent to the kitchen has a long table and chairs for up to 8 people.

  • Kitchen: open-plan and very modern, it’s very well equipped and has an oven, electric hob, hood, dishwasher, microwave, fridge, large freezer, washing machine & coffee machine. Also there's a breakfast bar with stools and some French doors leading out onto a balcony.

  • Utility: clothes dryer, iron & ironing board are available.

  • Bedrooms: three in total; two are located along the hallway and have double beds (140cm wide), clothes hanging and doors out to balconies. The third bedroom is on a mezzanine level overlooking a dressing/study room (with safe deposit) and doors out to balcony. It has double bed (140cm wide) and an open-plan bathroom area. Air conditioning units in all bedrooms. There is additional sleeping possible on the double sofa bed in the living room and for a child on a floor mattress in the dressing room.

  • Bathrooms: one large shower room, another open plan bathroom and one independent WC.  The modern shower room has a large shower area, double washbasins and is shared between the two lower floor bedrooms. The upper floor bathroom is open to the bedroom and has a bath, hand held shower, washbasin and WC.

  • Additional accommodation: the apartment is located on the top floor of, and sharing the access to, a hotel so if you have additional guests it is possible for them to book a room in the hotel below!

  • Outside: there is one very long, south facing balcony which runs from living room to dressing room and is furnished with two small tables and chairs. From here you can enjoy the sunshine and take in the super views over the town. From the kitchen and bedrooms on the other side there are three further small balconies. Please note: the balconies are high up (please see photos) so you may wish to consider the suitably for young children. There is also a school on the living room balcony side, so you may experience some noise from the playground at certain times of day (but not after 5pm or weekends). The whole apartment however is very well double glazed and soundproofed.

  • Swimming pool: no pool here, but the sea and beaches are very close by or there’s a big indoor pool in Nice.

  • Internet: connection available here for your laptop via Wi-Fi.

  • Telephone: landline not available here, but you could always make calls through the Wi-Fi and your laptop.

  • Baby facilities: it would be necessary to take your own travel cot, or please ask us about a local rental company.

  • Damage deposit: The owner requests a damage deposit of 500 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: included in the rental cost

  • Gas, electric & water: all included in the rental cost.

  • Winter heating: included in the rental cost.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It is 60 Euros and is paid directly to the owner.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property it is 1.00 Euro per person (over 12), per night and is payable directly to the owner.

  • Change over day: normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: possible here out of high season - please ask for details.

  • Pets: not permitted here – sorry.

  • Smoking: not permitted in this property - sorry (balcony OK).

  • Supplementary services: extra cleaning can be arranged by prior request.

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 6 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport along the Promenade des Anglais and to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Ville.
