General Description

 

  • This modern one bedroom apartment is located right in the town centre of Nice and has many shops & restaurants on its doorstep! It’s also very close to the famous ‘Promenade des Anglais’ and beaches and not far from the popular old-town of Nice. Recently renovated, it’s been stylishly-furnished and has a small balcony with views over the streets below, where you can sit and watch the world go by. It makes a great place from which to base yourself whilst discovering the city of Nice and the Cote d’Azur.

  • The apartment is approximately 43 sq. metres and located on the 3rd floor of a beautiful old ‘bourgeois’ building (with lift). With high ceilings, striking wood flooring, air-conditioning and good double-glazing for sound-proofing, it comprises a large living/dining room, balcony, fabulous modern kitchen, one double bedroom, an open shower area and independent WC.

  • It’s in a great, central location, so a car is definitely not required here – transfer from Nice-Cote d’Azur airport is very quick and easy.

  • It has a maximum occupancy of 3 adults, or 2 adults with 2 children, and would be perfect for a business traveller, a couple or friends wanting to explore the Nice area.

The Local Area

 

  • Local shops, boulangeries and restaurants can be found in abundance right on your doorstep and a supermarket, less than 50 metres away. There are also department stores and designer shops nearby and many gift shops in the nearby Old Town of Nice.

  • Local markets are held in the “Cours Saleya” in Old Nice where there are antiques on a Monday and fresh flowers, fruit and fish from Tuesdays to Sunday.

  • Sporting activities in the area are abundant – there’s golf, tennis, horse riding, fishing, water sports & the beach, jet skis, sailing and roller blading. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found very close-by on the ‘Promenade des Anglais’ just 200 metres away.

  • The ski stations of Greoliere, Valberg, Isola 2000 and Auron are just over 1 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around is very easy from here – there's a bus stop just 50 metres away, then you have the new tram system through Nice and the main train terminal close by for trains along the coast. The local transport system is excellent and you can get to many destinations inexpensively, including the airport, along the coastline and inland to towns and villages. A car is definitely not required here.

  • Sightseeing is endless; you have the Old Town of Nice, The Port of Nice, The Promenade des Anglais, the towns of Villefranche-sur-Mer and Beaulieu-sur-Mer, Cap Ferrat and its zoo, the perched village of Eze, the principality of Monaco and the Italian border town of Menton. It is also possible to cross over the border to experience a flavour of Italy.

  • Other entertainment includes shopping, casinos & nightlife, theatre, cinema, helicopter rides, boat trips, or just a good old day relaxing on the beach.

 

Facilities

 

  • Living room: accessed through double entrance doors, a lovely bright room comfortably furnished with leather sofa (bed), chairs and a coffee table, set in front of large plasma TV (Satellite). Double doors open up to give access out onto a small balcony.

  • Dining area: combined within the living room, with glass table & chairs for 4 people.

  • Kitchen: very contemporary and well-equipped with stainless steel oven, microwave, induction hob, huge American-style fridge/freezer, drinks/wine fridge and coffee machine.

  • Utility: clothes washer/dryer located in wardrobe in the bedroom; iron & ironing board available.

  • Bedrooms: one double at the rear of the property, with air conditioning & double glazing for soundproofing. Furnished with double bed (160cm wide), large fitted wardrobes and a large plasma TV on wall. There's additional sleeping for 2 people on the sofa bed in the living room.

  • Bathrooms: one large open shower area in far corner of the bedroom with lovely mosaic tiles, plus washbasin and heated towel rail. Independent WC along the hall.

  • Outside: there's a small balcony on the front, with views over the park and street below. Parking’s not provided here, but there are a couple of private multi-storey car parks very nearby.

  • Swimming pool: not available here, but the sea is just 200 metres away!

  • Internet: Wi-Fi available for your laptop.

  • Telephone: landline not available, but possible to make calls through Wi-Fi and your laptop.

  • Baby facilities: not available here, however we can recommend a local rental company.

  • Damage deposit: owner requests a damage deposit of 300 Euros on arrival, which can be made with JDV by way of credit card guarantee if you prefer.  Refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner.

  • Electric & water: included in rental.

  • Winter heating: by central heating radiators and included in rental. This property also has air conditioning.

  • End-of-stay cleaning: priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It’s 40 Euros and paid directly to the owner.

  • Taxe de Séjour: in France it’s usually necessary to pay this and for this property it’s 1.00 Euro per person (over 12), per night, payable directly to the owner.

  • Change over day: normally Saturday, however owners may be flexible upon request.

  • Long weekend stays: please enquire.

  • Pets: not accepted here – sorry.

  • Smoking: not permitted inside this property (balcony OK).

  • Supplementary services: we may be able to arrange the following services for you as a supplement: additional cleaning

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 7 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport along the Promenade des Anglais and to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Ville.
