General Description

 

  • This fabulous air-conditioned 3 bedroom apartment has a superb roof terrace and is located in a very central location just off the main Place Massena, close to the Promenade des Anglais and beaches. Recently renovated, it’s on the 5th floor and has a lift.

  • It offers approximately 100 sq metres of internal living space and a further 50 outside on the terrace; comprising of a spacious living room, corner dining area, modern kitchen, three double bedrooms, two bathrooms and an independent WC.

  • Its in a great location in the main shopping district of Nice and downstairs you'll find a wealth of cafes, bars, shops, restaurants and tourist attractions right on your doorstep. It’s just a 15 minute drive from the airport and has access to all forms of transport – trams, buses, train and bicycle hire.

  • It has a maximum occupancy of 6 people and would be perfect for a family, group of business travellers or friends holidaying together. Please note: this owner prefers not to accept very young children (babies in cots ok) – please enquire. 

The Local Area

 

  • Local shops, restaurants and boulangeries can be found in abundance on your doorstep and a supermarket at 200 metres. There are also department stores and designer shops nearby and many gift shops in the nearby Old Town of Nice.

  • Local markets are held in the “Cours Saleya” in Old Nice, approximately 500 metres away.

  • Sporting activities in the area are abundant– there is golf, tennis, horse riding, fishing, water sports & the beach, jet skis, sailing and roller blading. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found very close-by on The Promenade des Anglais, just 300 metres away.

  • The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around is very easy from here - you have the new tram system just outside the building, the main train terminal in Nice for trains along the coast, coaches which take you to many destinations including the airport, and a local bus network to explore the coast, towns and villages. A car is not required here.

  • Sightseeing is endless; you have the Old Town of Nice, The Port of Nice, The Promenade des Anglais, the towns of Villefranche-sur-Mer and Beaulieu-sur-Mer, Cap Ferrat and its zoo, the perched village of Eze, the principality of Monaco and the Italian border town of Menton. It is also possible to cross over the border to experience a flavour of Italy.

  • Other entertainment includes shopping, casinos & nightlife, theatre, cinema, helicopter rides, boat trips, or just a good old day relaxing on the beach.

Facilities

 

  • Living room: good-size and stylishly-furnished with two sofas, large flat screen TV (satellite), corner dining area with table & chairs for 4 people (plus 2 foldaway) and doors opening out to large roof terrace with superb views over Nice.

  • Kitchen: modern and well-equipped with oven, electric hob, dishwasher, microwave, fridge, freezer, coffee machine & washer/dryer. Iron & board available.

  • Bedrooms: three in total, all very nicely furnished with double beds (two 160cm & the other 140cm wide) and good fitted wardrobes to two rooms.

  • Bathrooms: one bathroom, one shower room and one independent WC, all very stylish and accessible from the hallway.

  • Outside: a superb south and east facing roof terrace of 50 square metres, equipped with gazebo over stylish wicker sofa & armchairs, plus two small dining tables and 6 chairs. The views over the rooftops from here are great! Parking’s not provided but there's a public car park nearby where you can pay for weekly or monthly passes.
     
  • Swimming pool: not available here but the beach is only 300m away; municipal swimming pool in Nice if you wish.

  • Suitability note:  this apartment is on the 5th floor, so you may wish to consider the safety aspect of young children on the terrace. Also the apartment’s located in the town centre so you will hear some noise associated with daily life - we do not believe this to be intrusive however and the bedrooms are located at the rear of the property.

  • Internet: connection available here for your laptop.

  • Telephone: landline not available, but you could always make calls through your laptop.

  • Baby facilities: it would be necessary to take your own travel cot, or please ask regarding a local hire company.

  • Damage deposit: the owner requests a damage deposit of 500 Euros on arrival, which can be made with JDV by way of credit card guarantee if you prefer. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 25 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner.

  • Gas, electric & water: included in the rental cost.

  • Winter heating: included in the rental cost. This property also has air-conditioning units in all the rooms.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It is 80 Euros and is paid directly to the owner.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property it is 1.00 Euro per person (over 12), per night and is payable directly to the owner.

  • Change over day: is normally a Saturday, however the owners may be flexible upon request.

  • Long weekend stays: possible here out of the peak season with a minimum 4 night stay.

  • Pets: not permitted here – sorry.

  • Smoking: not permitted inside (balcony/terrace OK).

  • Supplementary services: additional cleaning by prior request.

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 5 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport along the Promenade des Anglais to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Ville.
