General Description

 

 

  • This well-equipped studio apartment with shared pool is located in a quiet spot within a recently-built residence of just 10 holiday apartments. It is close to the famous village of St Paul-de-Vence, and just 10 minutes from Nice airport!

  • The apartment is approximately 35 sq metres and comprises of a living room, a well-equipped kitchen, a bathroom, a terrace, beautifully landscaped communal gardens, a large swimming pool and parking. All of the apartments here have air-conditioning and internet connection.

  • This advert features just one of the 7 studio apartments here, all of which are identical except for their position within the building, and their outlook. The apartment will be allocated to you by the owners, but please do ask for further details if you have any particular preference.

  • If you are going as a larger group, there is the option to rent one of the other 9 apartments at this same location – please ask us for details.

  • The apartment is in a quiet location, between sea and mountains, and is just 5km from the beach! It has quick and easy access to the A8 autoroute, and is ideally placed between Cannes and Nice.

  • It has a maximum occupancy of 4 people and would be perfect for a couple or a small family.

 

The Local Area

 

  • Local shops and boulangeries can be found 2.5km away in the famous, old village of St Paul-de-Vence. You will also find a supermarket and local restaurants within 1km, and a more extensive range of shops and restaurants in the neighbouring town of Vence, with specialist shops, like wine shops, delicatessens, fromageries, patisseries and art galleries.

  • Local markets are held in the neighbouring village of La Colle-sur-Loup, and also in the main square & old town of Vence. Here you can choose from wonderful displays of olives, cheese, fish, vegetables and flowers.

  • Sporting activities in the area are abundant – there is golf, tennis, fishing, canoeing, horse riding, paragliding, water sports and the beach. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found very close by in Cagnes-sur-Mer (5km) and also along the Promenade des Anglais in Nice (10km).

  • The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around, there is a bus stop approximately 2km from the apartment, offering a good bus service to Vence, St Paul-de-Vence, Cagnes-sur-Mer (interchange), the airport and Nice.  The nearest train station is approximately 5km away at Cagnes-sur-Mer, and this provides an excellent train service along the coast. A car would be recommended here.

  • Sightseeing is endless; the nearest places of interest are the village & art galleries of St Paul-de-Vence; the Old Town of Vence; the Matisse Chapel in Vence; the nearby medieval town of Haut-de-Cagnes; the pretty village of Tourettes-sur-Loup; the perched village and views from Gourdon; the town and perfumeries of Grasse; the city and “Promenade des Anglais” of Nice; the port of Nice; the beaches and old town of Antibes; the village and glass makers of Biot; and a trip across the nearby border to experience the flavours of Italy.

  • Other entertainment includes exploring the beautiful surrounding countryside and views, cinema, wine tasting, the many art galleries, Aquasplash & Marineland in Biot, ‘Ludi Park’ of activities (ideal for families), or just good old relaxing by the pool!

 

Facilities

 

 

 

 

  • Living room: is furnished with a single sofa-bed which has a pull out bed underneath (both 90x200), a coffee table, a dining table & four chairs, a TV (French), a double bed (160x200) and a fitted wardrobe. It has double doors opening to a terrace, where you can sit and enjoy the views over the surrounding countryside.

  • Kitchen: is open-plan to the living room and is very well-equipped for cooking and dining. It has an oven, electric hob, dishwasher, fridge, freezer and a coffee machine.

  • Utility: there are 2 shared utility rooms within the residence, each having a washing machine, a dryer and an iron and ironing board.

  • Bedrooms: there is no separate bedroom; the double bed is within the living room.

  • Bathrooms: there is an independent bathroom which has a bath, an over-bath shower, a washbasin and independent WC.

  • Outside: the residence is accessed through electrically operated gates, and each apartment has its own external entrance. From the living room there is a sunny terrace with a table, four chairs and a parasol. There are beautiful communal gardens all around the residence, planted with fragrant Mediterranean flowers, and there’s a table tennis table and a boule pitch for the energetic ones! A parking space for each apartment is just outside the residence on the road.

  • Swimming pool: is a good size and is shared between the 10 apartments here. It is secure for children by railings, and has lawns and sun loungers all around - perfect for a lazy day reading a good book.

  • Internet: connection is available here through ADSL.

  • Telephone: is available from a communal telephone point within the residence.

  • Baby facilities: it would be necessary to take your own travel cot.

  • Winter heating: is included in the rental cost. This apartment also has air-conditioning.

  • Gas, electric & water: are all included in the rental cost.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It’s 30 Euros and is paid directly to the owner (however it may be more if the apartment is left in an unreasonable condition).

  • Bed & bathroom linen: is included in the rental.

  • Taxe de Séjour: in France, it is necessary to pay a “Taxe de Séjour” at the end of your stay. On this property it is 1.50 Euros per person (over 12 years), per day and is payable directly to the owner.

  • Damage deposit: The owner requests a damage deposit of 300 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Change over day: is normally a Saturday, however the owners may be flexible upon request.

  • Long weekend stays: are possible here - please ask for details.

  • Pets: are permitted here upon request - please ask for details.

  • Smoking: is not permitted inside this property - sorry.

How To Get There

 

  • By Car – The roads and autoroutes in France are a pleasure, so driving can sometimes make a good alternative to flying – at least you’ll already have your car with you! From the UK you have the choice of using the ferries or the Eurotunnel for your crossing. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport - approximately 8 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Cagnes-sur-Mer, approximately 5km away.
