General Description

 

  • This lovely 1-bedroom apartment is in a great location, just 50 metres from the ‘Promenade des Anglais’ & beach, right in the town centre of Nice. It has a sunny little balcony with rooftop views and would make a great place from which to discover Nice and the Cote d’Azur.

  • The apartment is approximately 45 sq metres and is located on the 2nd floor of a characterful old building (without lift). It comprises of a well furnished living/dining room, a small kitchenette, an independent WC, a bedroom with en-suite shower room and a quiet little balcony.

  • It’s in a great, central location and is well positioned to access all the cafes, shops and restaurants of Nice. The old town, port and beaches are also very close by. A car is definitely not required here and access from Nice-Cote d’Azur airport is very quick and easy.

  • It has a maximum occupancy of 4 people and would be perfect for a business traveller, couple, small family or group of friends.

The Local Area

 

  • Local shops, restaurants and boulangeries can be found in abundance on your doorstep and there are many small supermarkets in close proximity. There are also department stores and designer shops nearby and many gift shops in the nearby Old Town of Nice.

  • Local markets are held in the “Cours Saleya” in Old Nice, approximately 200 metres away.

  • Sporting activities in the area are abundant– there is golf, tennis, horse riding, fishing, water sports & the beach, jet skis, sailing and roller blading. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found very close-by on The Promenade des Anglais, just 50 metres away.

  • The ski stations of Valberg, Isola 2000 and Auron are approximately 1 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around is very easy from here - you have the new tram system just 50 metres away, the main train terminal in Nice for trains along the coast, coaches which take you to many destinations including the airport, and a local bus network to explore the coast, towns and villages. A car is not required here.

  • Sightseeing is endless; you have the Old Town of Nice, The Port of Nice, The Promenade des Anglais, the towns of Villefranche-sur-Mer and Beaulieu-sur-Mer, Cap Ferrat and its zoo, the perched village of Eze, the principality of Monaco and the Italian border town of Menton. It is also possible to cross over the border to experience a flavour of Italy.

  • Other entertainment includes shopping, casinos & nightlife, theatre, cinema, helicopter rides, boat trips, or just a good old day relaxing on the beach.

Facilities

 

  • Living room: is a good size and is furnished with a double sofa-bed (140x200), wardrobes, an armchair, coffee table, dining table & 4 chairs, large flat screen TV (French) and a DVD player. There is an air-conditioning unit and French windows opening onto a balcony, which has views over the surrounding rooftops of Nice.

  • Kitchen: is a very clever design and is hidden away in a cupboard within the living room! This opens up to reveal a 2 ring electric hob, oven, microwave, small fridge with freezer compartment, small dishwasher, toaster, coffee machine and kettle! Some other cupboards adjacent are very well equipped with cooking and dining ware.

  • Bedrooms: there is one double bedroom with an en-suite shower room, which is tastefully furnished with a double bed (160x200). It is kept cool in the summer with a choice of air-conditioning or a ceiling fan; it’s also nice and quiet as it is located at the back of the property away from any roads. It’s a sunny room also with views over the surrounding rooftops. A deposit safe is available to use. There is additional sleeping for a further 2 people in the living room.
     
  • Bathrooms: there is an en-suite shower room off the bedroom, plus an independent WC off the living room. The shower room has a shower enclosure, washbasin, bidet & WC. The independent WC is available for those sleeping on the sofa bed and is also home to the washing machine, iron & ironing board.

  • Additional accommodation: we have many other apartments in central Nice so if you are going as a large group, please ask for details of our other accommodation.

  • Outside: the building is accessed via a secure communal entrance door at street level, and then there are stairs to the apartment which is on the second floor. It has a small south-facing balcony from the living room, which is very quiet and sunny, and is furnished with a table & 2 chairs.

  • Swimming pool: is not available here but the beach is just 100 metres away!

  • Internet: is not available here, however the owner is considering it for future (Nov 09); there are many internet cafes nearby in Nice.

  • Telephone: is not available here - sorry.

  • Baby facilities: it would be necessary to take your own travel cot.

  • Damage deposit: The owner requests a damage deposit of 200 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: is included for the double bed and for two people. Additional linen can be made available direct from the owner at 20 Euros per bed and 8 Euros per pair of towels.

  • Gas, electric & water: are all included in the rental cost.

  • Winter heating: is included in the rental cost. This property also has air-conditioning in the living room and bedroom.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It is 50 Euros and is paid directly to the owner.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property it is 1.00 Euro per person, per night, and is payable directly to the owner.

  • Change over day: is normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: are possible here - please ask for details.

  • Pets: are not permitted here – sorry.

  • Smoking: is not permitted inside this property – sorry.

  • Supplementary services: non specified

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute, and into the centre of Nice.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 4 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There is a regular bus services from the airport into Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Ville.
