General Description

 

  • This recently-modernised, stylishly-furnished, two bedroom apartment is located right in the centre of Nice, close to the main train station and shopping areas - ideal for all that the town has to offer!
  • Approximately 70 sq metres in size, it’s located on the 1st floor of a ‘bourgeois style’ building (with lift) and has good double-glazing for sound proofing; with lovely high ceilings and wood floors, it comprises a large living/dining room, large modern kitchen, two double bedrooms and an independent bathroom.
  • There's a multitude of shops & restaurants right on the doorstep and it’s not far to walk to the famous ‘Promenade des Anglais’ and its beaches. The famous L’Eglise Notre-Dame is very nearby, as is the main shopping street Avenue Jean Medecin. Transfer from the airport is very quick and easy.
  • It has a maximum occupancy of 4 people and would be perfect for business travellers, a family or small group of friends. It’s a great place to base yourself whilst discovering Nice and the surrounding Cote d’Azur area.

The Local Area

 

  • Local shops, boulangeries and restaurants can all be found in abundance outside, the nearest being just 20 metres away and a supermarket at just 100 metres. There are also department stores and designer shops nearby and many gift shops in the nearby Old Town of Nice.

  • Local markets are held in the “Cours Saleya” in Old Nice, where there are antiques on a Monday and fresh flowers, fruit and fish from Tuesdays to Sunday.

  • Sporting activities in the area are abundant– there’s golf, tennis, horse riding, fishing, water sports & the beach, jet skis, sailing and roller blading. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found close-by on the famous ‘Promenade des Anglais’ just 1km away.

  • The ski stations of Greoliere, Valberg, Isola 2000 and Auron are just over 1 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around is very easy from here – the local transport system is excellent and you can get to many destinations inexpensively, including the airport, along the coastline and inland to towns and villages. The main train station of Nice is very close and there's a tram stop just 500 metres away. The bus service is also very good and inexpensive. A car is definitely not required here.

  • Sightseeing is endless; you have the Old Town of Nice, The Port of Nice, The Promenade des Anglais, the towns of Villefranche-sur-Mer and Beaulieu-sur-Mer, Cap Ferrat and its zoo, the perched village of Eze, the principality of Monaco and the Italian border town of Menton. It is also possible to cross over the border to experience a flavour of Italy.

  • Other entertainment includes shopping, casinos & nightlife, theatre, cinema, helicopter rides, boat trips, or just a good old day relaxing on the beach.

Facilities

 

  • Living room: is large with fabulous high ceilings, wood floors and works of art; stylishly furnished with white leather sofa, flat-screen TV (satellite), DVD player, dining table and 4 chairs.
     
  • Kitchen: adjacent to the living room, good size and modern with stainless steel oven, hob, hood, microwave, large fridge, freezer, washing machine, coffee machine & toaster. Iron & ironing board also available.

  • Bedrooms: two, both good size and located off the living room, with good double-glazing for sound proofing. One has double bed (140cm wide) and stylish fitted wardrobes and the other a very comfortable double sofa-bed and wardrobe.

  • Bathrooms: one, independent and located off the living room with beautiful tiling, over-bath shower, washbasin and WC.

  • Outside: there's no parking available here, but daily/weekly permits can be bought in a nearby private car park.

  • Suitability note: this apartment’s located in the town centre so you may hear noises associated with the daily life - we do not believe however that this is obtrusive and there's good sound insulation.

  • Internet: connection available here for your laptop via Wi-Fi.

  • Telephone: landline not available here, but you could always make calls through the Wi-Fi.

  • Baby facilities: it would be necessary to take your own travel cot or please ask regarding a local hire company.

  • Damage deposit: the owner requests a damage deposit of 300 Euros on arrival, which can be made with JDV by way of credit card guarantee if you prefer. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: has been priced separately here to give you the option to take your own (or in case the number of people in your party is less than the number of places). If you wish to hire these, they are available for 20 Euros per bed for linen and 10 Euros per person for towels, paid directly to the owner.

  • Electric & water: included in the rental cost.

  • Winter heating: included in the rental cost. For the summer months, there’s also 3 freestanding electric fans.

  • End-of-stay cleaning: has been priced separately, so if you are staying for more than 1 week you are not paying in duplicate. It is 50 Euros and is paid directly to the owner.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property it is 1.00 Euro per person (over 12), per night and is payable directly to the owner.

  • Change over day: normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: possible here with minimum of 4 nights. Long stays also welcome in winter months - please ask for details.

  • Pets: not permitted here – sorry.

  • Smoking: not permitted in this property – sorry.

  • Supplementary services: additional cleaning on request.
     

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 6 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport along the Promenade des Anglais and to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Ville, within walking distance.
