General Description

 

  • This very spacious two bedroom apartment is located within a well-kept residence with shared pool, near to the village of La Napoule, very close to Cannes.  On the 7th floor (with lift) it has magnificent views over the golf course below, the bay & town of Cannes and the charming 'Isles de Lerins'!
     
  • The apartment offers approximately 125 sq metres of living space and comprises of a hallway, very spacious living/dining room, independent kitchen, two good-sized bedrooms, two bathrooms, three large terraces, well-maintained communal gardens & swimming pool and a private parking place for one car.

  • The secure residence is in a convenient location, very close to the villages of La Napoule & Mandelieu and within walking distance of many shops, restaurants and beaches. For golf fanatics, it’s a must as it’s located immediately adjacent to a beautiful, established golf course (plus driving range) and within a short drive to another! Its position on the edge of the ‘Massif de l’Esterel’ (coastal mountains) also make it ideal for those who enjoy hiking, cycling and horse riding.

  • The apartment has a maximum occupancy of 4 people (plus infants) and would be perfect for a small family, group of friends or two couples. Please note: great care needs to be exercised with very young children, as this apartment is on the 7th floor and does not have locks on the inside of the balcony doors.

The Local Area

 

  • Local shops can be found just 300 metres away, where you will find a huge supermarket and shopping mall, offering just about everything you will need! Smaller shops, boulangeries and restaurants can also be found in the charming village of La Napoule just 1km away, where you'll find a good night out and the French joie de vivre! You also have a good selection of restaurants to choose from around the Port of La Napoule (including the exclusive Oasis restaurant) and in the surrounding coastal towns of Cannes and Theoule-sur-Mer.

  • Local markets are held in nearby Mandelieu and La Napoule and in Cannes you'll also find a daily huge covered market which offers an array of fish, vegetables and fresh local produce.

  • Sporting activities in the area are abundant – the main activity here is golf as there is both a 9 and 18 hole golf course (visitors welcome!); there is also a tennis club within walking distance, plus you have all the aquatic sports like sailing, diving, fishing, jet skis and water sports nearby. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking, cycling and horse riding very popular.

  • Beaches are sandy and can be found just 2.5km away at the ‘Plage de La Raguette’; you'll also find a long stretch of superb sandy beaches running right around the bay, from La Napoule to as far as Cannes. The beaches in front of the seaside village of Theoule-sur-Mer are sandy and beautifully kept, and offer great views across the bay to Cannes.

  • The ski stations of Greoliere, Valberg, Isola 2000 and Auron are between 1 and 2 hour’s drive away if you fancy a couple of days winter sports!

  • Getting around is very easy from here. You have the bus and train services, which have a great network along the coast and further inland - the nearest bus stop to this apartment is 200 metres away and the train station of Mandelieu is 1km away, where you can take trains either in the direction of Nice or the other way to St Raphael. A car is really not necessary here.

  • Sightseeing is endless; you have the famous town of Cannes and its old town ‘Le Suquet’; the Port of Cannes; the designer shops in Cannes on the ‘Croisette’; boat trips out to the nearby ‘Isles de Lerins’; the charming hilltop village of Mougins; a trip into the Esterel hills; the amazing Gorge de Verdon and lots lots more.

  • Other entertainment includes shopping, the casinos & nightlife of Cannes, cinemas, festivals, wine tasting, helicopter rides, or just good old relaxing on the beach!

Facilities

 

  • Living room: accessed from the hall, very spacious and beautifully furnished including many pieces of antique furniture; large comfortable sofa and seating for 4 or 5 people, TV (French/International), Hi-fi and DVD player. For dining there's a table and 4 chairs set in front of the window and there's also a magnificent grand piano if anyone in your group can play! The huge windows open up to give access onto a large terrace, with superb views of the sea and Cannes beyond!

  • Kitchen: located off the entrance hall, furnished with breakfast table and with doors out onto a good-sized terrace. It’s well equipped with an oven, 2 ring electric hob, dishwasher, washing machine, microwave, large fridge, freezer, coffee machine, kettle & toaster. There's also an iron and ironing board.

  • Bedrooms: two good sized bedrooms in total, each with their own bathrooms. The master bedroom has double bed (140x190cm), fitted wardrobes and doors out onto a terrace shared with the kitchen. The second bedroom is very large and is furnished as a bedroom/living room, with 2 single beds (75x190cm), some more pieces of beautiful antique furniture (and interesting artefacts!), fitted wardrobes, and doors leading out onto a balcony.

  • Bathrooms: there are two, plus one independent WC. The master bedroom has a bathroom located just outside, along its private access hall, with bath, overbath shower, sink and bidet. The independent WC is also located along this private hall. The other bedroom has an en-suite bathroom with bath, overbath shower, wasbasin, bidet and WC.

  • Outside: the apartment benefits from 3 superb terraces, giving you sunshine and views in all different directions! From the living room there's a large south-easterly facing terrace, furnished with table and chairs and with the best views over the golf course, the sea and Cannes. From the second bedroom there's a wrap-round south-west facing balcony with views over the gardens, swimming pool and surrounding hills. And from the kitchen and master bedroom there's a west-facing terrace, ideal for evening drinks. The communal gardens below are very well maintained with beautiful Mediterranean flowers & trees and there's also a large boules pitch adjacent to the swimming pool. The owner kindly makes 2 bicycles available here for your stay. A private exterior parking space is available.

  • Swimming pool: is very large and shared with the other apartments in the residence; it’s secured with a barrier around the perimeter and is open May to September; not heated. There are also toilets and showers adjacent to the pool.

  • Internet: connection available here for your laptop via Wi-Fi.

  • Telephone: landline not available, but you could always make calls through the Wi-Fi and your laptop.

  • Baby facilities: travel cot and an additional foldaway bed are available upon request.

  • Damage deposit: The owner requests a damage deposit of 500 Euros on arrival. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: included in the rental cost.

  • Electric & water: both included in the rental cost.

  • Winter heating: is by central heating radiators and is included in the rental cost.

  • End-of-stay cleaning: included in the rental cost.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property the owner has included it in the rental cost.

  • Change over day: normally a Saturday however the owners may be flexible upon request.

  • Long weekend stays: possible here - please ask for details.

  • Pets: permitted here upon request - please ask for details.

  • Supplementary services: the owners are able to arrange the following services as a supplement: Additional cleaning.

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 48 km away (45 mins drive). There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport to nearby Cannes town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Mandelieu-la-Napoule but one would alight long distance trains at Cannes.
