General Description

 

  • This 1 bedroom apartment (with additional mezzanine sleeping area) is located in a super ‘belle-epoque’ style villa in the Mont Boron area of Nice, close to the port. It has two, sunny balconies with magnificent views over the sea & bay of Nice.

  • On first floor (without lift) and approximately 90 sq metres in size, the apartment is bright, has wonderful high ceilings and has been traditionally furnished. It comprises of hallway, spacious living room, modern independent kitchen, one bedroom, a mezzanine, one bathroom, two balconies & a conservatory, beautiful communal gardens and private garaging for one car.

  • The villa itself comprises of just 5 individual apartments, is immaculately kept and set in beautiful gardens. It’s in a quiet location within walking distance of many restaurants, cafes & shops and just 500 metres from the beach. It’s also ideally placed to visit the neighbouring towns of Villefranche & Beaulieu-sur-Mer and Cap Ferrat and Monaco.

  • It has a maximum occupancy of 3 people and would be perfect for a couple or few friends wanting a convenient location and traditional décor. Please note: this apartment is not really suitable for children of a very young age – please enquire.

The Local Area

 

  • Local shops, boulangeries, supermarkets and restaurants can all be found in abundance approximately 500 metres away and some smaller shops at just 200 metres. You have a great selection of restaurants to choose from, all around the port area and in the nearby 'old town’ of Nice. There is also a good choice of shopping in the department stores, designer shops and gift shops of Nice.

  • Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town and offers an array of olives, flowers and fresh produce. There is also a super antiques market held here on a Monday.

  • Sporting activities in the area are abundant– there is sailing (club nautique), diving, fishing, water sports, jogging, tennis, rollerblading along the Promenade des Anglais and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found just 500 metres away at the ‘Plage Nautique’ and also right along the promenade of Nice. From here you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’.

  • The ski stations of Greolieres, Valberg, Isola and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

  • Getting around is very easy from here. There are many bus and train services, which have a great network along the coast and further inland. You can take the bus from a stop just 200 metres away to the neighbouring towns of Villefranche, Beaulieu, Monaco and Menton. The train station is also approximately a 20 minute walk. A car is really not necessary here.

  • Sightseeing is endless; there is the historical old town of Nice; the restaurants and yachts in the port; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

  • Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!

Facilities

 

  • Living room: accessed via an independent entrance hall and good size (40sq.m) with high ceilings. Comfortable seating for 5 people on sofa-bed & two armchairs, small TV (French), dining table & 4 chairs and lots of interesting art and ornaments! French doors lead out onto two lovely balconies with views over the town and sea.

  • Kitchen: independent and accessed from the hallway; modern and well-equipped with oven, electric hob, hood, microwave, fridge, freezer, dishwasher, washing machine, kettle, coffee machine, iron & ironing board.

  • Bedrooms: one bedroom with twin, single beds (each 90cm wide), wardrobes and doors leading out into the conservatory. Up steps to a mezzanine, a further sleeping/dressing area overlooks the bedroom, furnished with single bed and fitted wardrobes. Additional sleeping in the living room on a double sofa bed.

  • Bathrooms: one large bathroom located off the hall, with a shower over a bath, washbasin and WC.

  • Outside: the living room opens onto two south-west facing balconies with sun blinds, which have views over the port, town, Chateau and sea. In addition there's a super conservatory furnished with table & 4 chairs and sofa - accessible from the bedroom and living room balcony and ideal for those cooler winter evenings!  The property is set within beautifully maintained gardens and has private parking for one car within an enclosed garage.

  • Swimming pool: not available here, but the sea’s just 500 metres away!

  • Internet: not available here – sorry. However there are many internet cafes around the port and town.

  • Telephone: landline not available here – sorry.

  • Baby facilities: it would be necessary to take your own travel cot or please ask regarding a local hire company.

  • Damage deposit: owner requests a damage deposit of 200 Euros on arrival. Refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: included in rental for 3 people.

  • Gas, electric & water: all included in rental.

  • Winter heating: included in rental.

  • End-of-stay cleaning: priced separately, so that if you are staying more than 1 week you are not paying in duplicate. 50 Euros and paid directly to the owner.

  • Taxe de Séjour: in France it’s sometimes necessary to pay this. This property is 1.00 Euro per person (over 12), per night, payable directly to the owner.

  • Change over day: normally Saturday, however owners may be flexible out of peak season.

  • Long weekend stays: possible here with minimum 4 night stay.

  • Pets: not accepted here – sorry.

  • Smoking: not permitted inside this property (balcony OK).

  • Supplementary services: we may be able to arrange the following services for you as a supplement: Daily cleaner.

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 15 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport along the Promenade des Anglais and to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Gare Riquier.
