General Description

 

  • This immaculately presented, 3 bedroom apartment is located within a privately owned villa, in the exclusive area of Mont Boron. It has a rooftop pool and solarium and breathtaking, westerly views over the whole of Nice and the sea!

  • Offering approx 120 sq metres of air-conditioned living space, it comprises hallway, living/dining room, well-equipped kitchen, three good bedrooms, two bathrooms, independent WC, large private terrace plus secure garaging for two cars. You can also benefit from a rooftop swimming pool & solarium, plus a further terrace, BBQ & outdoor kitchen, all shared with the owner. The apartment is located one flight of steps up from the street and forms the lower level of a recently built villa, where the owner lives above.

  • It’s in a quiet location, close to the port and centre of Nice and also within easy access of the neighbouring towns of Villefranche and Beaulieu-sur-Mer. Local facilities can be found just 100 metres away.

  • It has a maximum occupancy of 6 people (plus babies) and would be perfect for a family or group of friends.
     

The Local Area

 

  • Local shops, boulangerie, supermarket and chemist can be found approximately 100 metres away. The nearest restaurant is 400 metres, and you also have a great selection to choose from all around the port area and in the nearby 'old town’ of Nice. There is also a good choice of shopping in the department stores, designer shops and gift shops of Nice.

  • Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town and offers an array of olives, flowers and fresh produce. There is also a super antiques market held here on a Monday.

  • Sporting activities in the area are abundant– there is sailing (club nautique), diving, fishing, water sports, jogging, tennis, rollerblading along the Promenade des Anglais and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found just 200 metres away at ‘La Reserve’ and also close by in the beautiful bay of Villefranche-sur-Mer. The beaches also stretch right along the promenade of Nice, from where you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’.

  • The ski stations of Greolieres, Valberg, Isola and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

  • Getting around is very easy from here. There are many bus and train services, which have a great network along the coast and further inland. There's a bus stop just 50 metres away where you can take buses to Nice-Place Massena. A car however would be preferred here.

  • Sightseeing is endless; there is the historical old town of Nice; the restaurants and yachts in the port; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

  • Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing by the pool!

Facilities

 

  • Living room: accessed via long entrance hall, spacious & comfortably furnished with sofa and armchairs, plus dining table and 4 chairs; open to large terrace with superb views over the whole of Nice and sea.

  • Kitchen: modern and extremely well-equipped for cooking. Has oven, electric hob, microwave, dishwasher, large fridge, freezer (with ice dispenser), toaster & coffee machine. Doors lead out to dining terrace.

  • Utility:  iron & ironing board, plus washing machine & clothes dryer in summer kitchen upstairs.

  • Bedrooms: three in total, all with double beds and new mattresses (140cm wide), fitted wardrobes and each equipped with a flat screen TV (satellite to be confirmed). One bedroom has doors leading out to the terrace; another has en-suite shower room; the other a large room with desk - ideal for computer.

  • Bathrooms: one bathroom, one shower room and 2 WCs; the independent bathroom has overbath shower, washbasin & heated towel rail; the shower room is en-suite and has shower cubicle (with jets!), washbasin and WC. Further independent WC from the hall.

  • Additional accommodation: the owner’s 3 bedroom apartment upstairs may eventually become available for rental – please enquire.

  • Outside: a gated entrance and flight of steps take you from the street level to the apartment’s front door; a further flight then takes you up to the owner’s level and from there another flight to the rooftop pool and solarium. There's also a small lift from the street to pool levels. The apartment’s south-west facing terrace is furnished with wicker table and chairs and has superb views; the large terrace on the owner’s level has long table, BBQ and summer kitchen. Up on the pool level a gate gives direct access out to the forest with lovely walks through Mont Boron and over to the town of Villefranche. Parking for 2 vehicles is available in secure garaging below the apartment.

  • Swimming pool and solarium level is a fantastic feature of this accommodation! It’s secured for children by a small gate and once on the rooftop you can enjoy the most wonderful views from the sun loungers.

  • Internet: connection available here for your laptop via Wi-Fi.

  • Telephone: landline not available, but you could always make calls through the Wi-Fi and your laptop.

  • Baby facilities: baby cot available here upon request; please ask regarding local hire company for items like high chair.

  • Damage deposit: the owner requests a damage deposit of 800 Euros on arrival, which can be made by way of credit card guarantee with JDV if you prefer. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Bed & bathroom linen: included in the rental cost.

  • Gas, electric & water: all included in the rental cost.

  • Winter heating: included in the rental cost. There is also air conditioning throughout, included in summer.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying in duplicate. It is 80 Euros and is paid directly to the owner.

  • Taxe de Séjour: in France, it is necessary to pay this at the end of your stay. For this property it is 1.00 Euro per person (over 12), per night and is payable directly to the owner.

  • Change over day: normally a Saturday, however the owners may be flexible outside of July & August.

  • Long weekend stays: not possible here – sorry.

  • Pets: not permitted here – sorry.

  • Smoking: not permitted inside this property - sorry (balcony/terrace OK)

  • Supplementary services: additional cleaning on request.

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 10 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport along the Promenade des Anglais and to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Riquier.
