General Description

 

  • Looking for a 2 bedroom apartment with sea views and quiet location, just minutes from the centre of Nice? This spacious apartment is located within a small residence with shared swimming pool in the exclusive area of Mont Boron and is perfect if you want to be in Nice but have the benefit of peace & quiet and a swimming pool.

  • The apartment is approx 80 sq metres in size and comprises of a living/dining room, open-plan kitchen, two bedrooms, two bathrooms, independent WC, balcony & shared pool. Parking can easily be found outside on the quiet street.

  • It’s located on the 1st floor (with lift) within a well-kept residence and is within easy walking distance of the shops, beach and port.

  • It has a maximum occupancy of 4 people (plus babies) and would be perfect for a small family or group of friends who wish to be near to the sea, and all that the city has to offer.

The Local Area

 

  • Local shops, boulangeries and a supermarket can all be found just 200 metres away. You also have a great selection of restaurants to choose from, all around the port area and in the nearby 'old town’ of Nice. There is also a good choice of shopping in the department stores, designer shops and gift shops of Nice.

  • Local markets are held in Nice and Villefranche. The most well known is held in the ‘Cours Saleya’ in Nice, adjacent to the old town and offers an array of olives, flowers and fresh produce. There is also a super antiques market held here on a Monday.

  • Sporting activities in the area are abundant– there is sailing (club nautique), diving, fishing, water sports, jogging, tennis, rollerblading along the Promenade des Anglais and of course the beaches. You are also in very close proximity to the mountains and hills of the Alpes Maritimes region here, which makes walking and cycling very popular.

  • Beaches can be found just 300 metres away at the ‘La Reserve’ and also right along the promenade of Nice. From here you can enjoy the sunshine glittering on the azure blue waters of the Med and watch the many boats crossing the ‘Baie des Anges’.

  • The ski stations of Greolieres, Valberg, Isola and Auron are between 1-2 hour’s drive away if you fancy a couple of day’s winter sports!

  • Getting around is very easy from here. There are many bus and train services, which have a great network along the coast and further inland. You can take the bus from a stop just 50 metres away into Nice and the neighbouring towns of Villefranche & Beaulieu-sur-Mer. The train station is also quite nearby. A car is not essential but may be preferred here.

  • Sightseeing is endless; there is the historical old town of Nice; the restaurants and yachts in the port; a stroll along the Promenade des Anglais; the views from the Chateau of Nice; the Museums of Art in Nice; the animals & plants at Parc Phoenix; the charming Mediterranean towns of Villefranche-sur-Mer and Beaulieu-sur-Mer; the zoo and coastal walk around Cap-Ferrat; the perched village at Eze; the casinos and port of Monaco; and the Italian border town of Menton. It is also possible to cross over the border to experience the flavour of Italy!

  • Other entertainment includes shopping, the casinos & nightlife of Nice, boat trips, cinemas, wine tasting, helicopter rides, or just good old relaxing on the beach!

Facilities

 

  • Living room: lovely large room and comfortably furnished, with open-plan kitchen, dining area and doors to south-facing balcony with superb sea views. TV (French TNT), DVD player & Hi-Fi.

  • Kitchen: open-plan and well-equipped with oven, hob, dishwasher, fridge, freezer, coffee machine, toaster, iron and ironing board (washing machine in bathroom). Iron & board available.

  • Bedrooms: two in total; lovely large master bedroom with four poster bed (140cm wide), fitted wardrobes, en-suite bathroom and balcony with sea views. The second is furnished with single bed, plus optional pull out bed underneath (making 2x90cm singles or 1 king size) & fitted wardrobes – also makes a great further living or dressing room.

  • Bathrooms: one independent shower room with washbasin; one en-suite bathroom, with over bath shower, washbasin, WC and washing machine; one independent WC.

  • Outside: sunny balcony from the living room & bedroom, furnished with table & chairs and with views over the gardens to the sea. The communal gardens are planted with lots of lovely old olive trees and Mediterranean flowers.

  • Swimming pool: is large and shared between the residents - just right for a refreshing dip!

  • Internet: connection available here for your laptop via Wi-Fi.

  • Telephone: not available here - sorry.

  • Baby facilities: it would be necessary to take your own travel cot or please ask regarding a local hire company.

  • Gas, electric & water: all included in the rental cost.

  • End-of-stay cleaning: has been priced separately, so that if you are staying for more than 1 week you are not paying for it more than once. It is 50 Euros and is paid directly to the owner.

  • Bed & bathroom linen: included in the rental.

  • Taxe de Séjour: in France, it is necessary to pay a “Taxe de Séjour” at the end of your stay. On this property it is 1.00 Euro per person (over 12 years), per day and is payable directly to the owner.

  • Damage deposit: : the owner requests a damage deposit of 300 Euros on arrival, which can be made with JDV by way of credit card guarantee if you prefer. This will be refunded to you at the end of your stay, less the replacement cost of any breakages.

  • Change over day: normally a Saturday.

  • Long weekend stays: not possible here – sorry.

  • Pets: not permitted here - sorry.

  • Smoking: not permitted inside – sorry (balcony is OK).

  • Supplementary services: additional cleaning upon request.

How To Get There

 

  • By Car – from the UK you have the choice of using the ferries or the Eurotunnel for your crossing to France. Once in the South of France, this property can be easily accessed via the A8 autoroute.

  • By Air – Nice-Cote d’Azur is the nearest international airport – approximately 10 kilometres away. There are daily flights from the UK and worldwide - please see the timetables here www.nice.aeroport.fr. There are regular bus services from the airport along the Promenade des Anglais and to Nice town centre.

  • By Train – Eurostar runs from London to Paris city centres and then the high speed TGV service runs from Paris to Nice. The nearest train station to this property is Nice Riquier.
